Venture 73 is a subdivision in Park County CO, just outside of the town of Fairplay, and at an elevation of about 10,400 feet. It’s comprised of mostly two to three acre lots. Some lots are wooded, some have views, some border the National Forest, and some border larger private parcels. Roads in Venture 73 are County maintained.

Developers of Venture 73 were required by the State of Colorado to provide a water augmentation program so that each lot owner could drill one in house use only well. The augmentation program is through the Lower Sacramento Creek Reservoir Company. The Venture 73 Owners’ Association is a non-profit corporation formed to administer the legal and non-expiring water augmentation requirements so as to remain in compliance with the water laws of the State of Colorado. Each lot owner is automatically a member of the Venture 73 Owners’ Association.

The Venture 73 Board of Directors is comprised of Owners who volunteer their time to ensure that the business of the Association is taken care of, thus ensuring that Venture 73 is in compliance with State Water Law, which translates to the continued use of existing wells, and the ability for owners to apply for well permits in the future. Owners are encouraged to learn about the Venture 73 water requirements and process via the covenants and bylaws posted on the Venture 73 website, and to consider volunteering to be on the Board.
